I believe your PM will mail you back the security deposit, then you will be in responsibility to take over the duties when the contract is ended.  

It should have stated in the agreement between you and your PM, ask your attorney if you have question about that.

it won't be worth it by holding something which is eating your money per month, a economy downturn may even eat you alive, try talk to a mortgage professional to go for a better loan program possible to refi, or just sell it, if I were you.

if you refinance with putting more money down, how long will take you to make that back with the positive cashflow, then you will have an idea if that makes sense or not.

it's a pros or cons, 

all cash would be more attractive to seller, cause it's a more guarantee to get their home sold, then you might be able to do a cash out refinance later.

if you starting by buying your own primary residence first and then move out a year or more later to acquire another property,  you may start as little as 3.75% down plus the closing cost and any other fix up fee related to the house.

Of course, you may need to obtain an advice from a local mortgage broker which is more specialize of this matter.  Good Luck.
