Thanks for the response. The property was recently purchased (short term rental) so it doesn't have steady income yet.

Are there any lenders that will do a HELOC on a rental without income qualifications?

Has anyone recently used a lender that lends based on the rental income of a property? I'm looking for lender recommendations as well as how the rental income is used for qualification purposes and down payment requirements.

I've looked at those units before. When you say cash flow is around $450, how much are you counting for vacancy, repairs etc?

You're most likely going to need to pay for quotes. Investors have a notorious reputation amount contractors because they often have unrealistic expectations. What are the chances that your deal is going to go through and their bid is going to be accepted?

I would personally use Facebook marketing. 79% of internet users are on Facebook with the average user spending around 2 hours on the site. The ads can be tailored to specific people similarly to the direct mail list, however, instead of having % of equity, home value etc. you'll be choosing location, age etc.

That seems like a lot of money for that. I have a social media marketing business and I teach my clients everything I'm doing so they pretty much learn what I'm doing to get them leads. I really don't see a reason spending $5,000 for tha

Honestly, the best tool I've used is the BiggerPockets calculator. The only downside is you have to pay to use it repeatedly.
