i can get a four piece stainless package for $1500 but I always wondered why some people didn't install them...wasn't sure if it was a cost saver or if they would install one that the buyer chooses. I think first time homebuyers will need one to get a mortgage and in a lower end home I wouldn't imagine they have an extra $500-$1000 laying around at the time of inspections and other closing and moving costs.

I'm remodeling a home that will have an ARV lower than most homes in the area. The kitchen will be completely redone and there will be new appliances but I'm not sure if we should supply a fridge or not. Some TV shows put all appliances but the fridge--why is that? (Target buyers will be first time homeowners)

There are people who will finance to people with no credit, verified income or a down payment but I think you need to work on your credit and saving for a down payment while you search for that seller. To work on those things right now will make it easier and give you more options in the future.

Im trying to get my finances in order before I apply for a mortgage next year. I have no debt so my only payment would be a housing payment. Do lenders use .43 DTI or is it lower seeing as it's only a housing payment? I've heard .28, .30 etc. but I don't see why it matters if that's overall DTI or just housing payment. My credit is excellent.

From what I understand if you buy a primary residence with a low down payment you often have to live in the home for a certain period of time. Is that not what others have heard?

Quicken Loans said you could only rent a primary for two weeks a year. Does anyone know if this is a requirement with all lenders or just them?

Is it possible to buy a primary residence and live in it but also rent it on AirBnB when I'm on vacation or on weekends when I'm away? Are there a certain number of days the house must be owner occupied to stay within the mortgage guidelines for OO?

From that info alone it sounds like an okay deal. The taxes are going to eat up a lot of your income. Have you tried the rental property calculator? I find that to be very helpful.

I keep seeing off market homes that say "pre foreclosure (auction)" on Zillow. Does that mean they're going to auction? Some of them have been on Zillow for several months and don't appear to be doing anything. Where can I find out more about the auction (when/where they will take place)?
