D properties (lack of appreciation & risk of getting trashed), & foundation issues.  Other than that, pretty much anything can be fixed or addressed.

My two cents - SouthEast WI is stellar.  The job market is absolutely booming due to corporate investment, and demographic patterns are excellent.  Lots of gentrification opportunities in some of the older part south of Milwaukee where the old manufacturing used to be.

Best bet is to work to find finding off market,  which requires some work but will lead to better deals!

I just had a first time buyer use the house-hacking strategy to great success! Bought their 4-plex last year with an FHA loan, lived in it until recently when they used the rest of their capital to invest in their first SFH that they will live in. In less than two years, they now have a 4plex cash-flowing and appreciating, and they are living in a home they love!

Good morning - I highly recommend Keller Williams, there are several local brokerages.  Just note that holding your license can be expensive, there are licenses costs, office fees, and splits to consider.   You may want to meet with a couple different brokerages to estimate annual costs of holding your license there.

Hi Allison - I'm a local agent in the Lake County area, and we are in a nice pocket of cashflow/appreciation up here.  I'm dual licensed in WI, and while cashflow is a little harder in WI, the appreciation is forecasted to be fantastic.  I'm happy to chat more about opportunities up this way.  I'm an investor as well, and have been flipping houses for a few years with success up here

Staging definitely makes a difference in any market, stats show that staged homes sell for higher prices.  I'm of the opinion that low cost agents return low value just like any professional.  To each their own, of course.  Are there other services that the other two agents offer that she is not?  Also, what commission is she offering buyers agents?  If she is offering less of a commission to buyers agents, then there may be less drive by competing agents to bring their buyers.

For me, I look at the roof and foundation.  While roofs are easy to replace, they are expensive.  If I have a good roof, and a solid foundation, I can usually make a deal work on the right property.  You have to know your parameters - what will make this a win/win for you when it's done?   Why would someone want to buy this off of you - so think location, condition, etc.  Start at the end when evaluating the property.
