Jay Strickler I know. Ocean springs is crazy! We've thought about Biloxi but it makes me nervous because on one street homes are nice and on the next they aren't! Which area of Biloxi are you in? We'd love to stay investing in OS but like you said there is nothing affordable in this city!!

Jay Strickler where in Jackson county are you investing? I live in Jackson county in Ocean Springs. Are you investing in Pascagoula and Moss Point?
Thank you all for the outstanding advise no greatly appreciate it!! I love the ideas of signing a multiple year lease and starting off at the lower rent but telling them it will go up and the future. Those thoughts never crossed my mind. I would really like to have them as tenants because I know they are amazing as I’ve seen them in my dad’s property. The house they will be renting from us is in a better area and a nicer house so the idea of starting with lower rent and raising it slowly is a great one. I just love the peace of mind knowing that rent will be paid and the house will be kept up and even improved while they live in it. Again thank everyone so, so much!!!
Mike Cumbie that’s hilarious unfortunately that family member is my dad so it would be more often than thanksgiving!! He does know they’ve been looking to move across town though so hopefully no ill will towards me!!!!

Hi everyone! We have a house we going to rent. We could get $1250/month. We have a couple that has rented from a family member of ours for the last 10 years. They’ve never paid late and kept the house immaculate. They want to move across town and inquired about renting our house. We would rent it to them for $1150/month because that is what they are used to paying. My question is would you take the $100/month loss to get a fantastic tenant with impeccable rental history? Thanks everyone in advance!

Thank you! I've spoken with a new realtor that really wants to become an agent for investors. We haven't found anyone that really seems to want the job. We will keep looking!! Thanks again for the advise!! It's a great idea.

Thank you! I've just started telling people that we are interested in looking for deals. I was a little nervous about it at first because of "what they would think" since we do pretty well in our regular jobs. I just told a few people for the first time this week and it was a little easier Than I thought it would be. Great advise and thank you!!!
If any of y'all have any "deals" in the Ocean Springs area, please let me know! My husband and I are currently looking to buy a house for a Long term rental.

What is your favorite way to find deals? We have some money to invest and would be able to make a cash offer for a couple of houses. We've bought one house from the courthouse steps. We just sold our other house we flipped and are currently house hacking the foreclosed house. I know a lot of people do mailings, but my husband and I work and wouldn't be very efficient at answer phone calls, plus talking on the phone is one of my least favorite things in the world and am perfectly capable of admitting my inadequacies in this department!! We've put in a couple offers off MLS but none have gotten accepted. We've written letters using the driving for dollars method and no luck there either!! Any ideas or suggestions would be very much appreciated!!
