I have already shared your information with a couple clients who are attorneys and a doctor in San Diego. 👍👍. They knew I was coming so when they came in, they wanted ALL the info!!

If you are looking for a real estate agent in the Dallas/Ft Worth /North Dallas-McKinney, Plano, Frisco area, I would like to recommend Becky Tucker.  She came and met with us at our hotel.  She fought traffic from North of Dallas on the Friday before Labor Day to share with us her knowledge of the area, her experiences as a real estate agent AND an investor.  What impressed me about her professionalism is that she answered A LOT of our questions AND she basically came all the way down to recommend that it might be better to go along with a turnkey real estate investor company because we are coming from out of state....WHO DOES THAT?!  She was being honest.  She was looking out for OUR needs and not her own.  

If you are an out of state investor looking into investing in the Dallas area or you live in Texas and you want to know what realtor would be honest, professional, AND really look out for your needs, I HIGHLY RECOMMEND Becky Tucker.  She is with Keller Williams.

My husband and I just returned from a trip to Dallas Ft Worth to look at some properties both with a turn key real estate investment company and a local realtor.  Just wanted to share my personal experience with this company.  

We met with Grant and John who were gracious enough to come pick us up the Friday before Labor Day weekend and drive ALL OVER DALLAS.  First, they are incredibly personable, funny, and knowledgeable.  They gave us a very good sense of the different neighborhoods.  All the neighborhoods, they invest in are top notch neighborhoods.  It was obvious to me , after seeing three properties, they have systems in place to put out a top notch product.  

The only downside was they did not have much inventory since most of the properties they showed us were already under contract. : ( 

They also took us to their office to introduce us to the property management side of the business.  

If you want a TRUE turnkey real estate investment company to handle all of the details, I would highly recommend them!!  

I would also like to add that I was trying to meet with two other turnkey real estate companies and they were lukewarm at best, in meeting with us.  They didn't seem too interested in meeting with us so I guess they have enough business that new customers don't matter to them.  

I noticed that they also invest in other areas so if you are interested in Dallas/Ft. Worth area or wondering if you should look into turnkey investment companies, please look into AREI.  They don't cut corners.

In regards to the cow smells and the poultry farm, I used to live close to that in a brand new community.  When the winds would shift, the smells got pretty bad.  However, the cow farm is no longer there.  I don't live in that community anymore.  The builder Lennar is building homes right near there.  We went go look at the homes last year and I did  not notice any odors then.

Hi Matthew,

Congratulations on joining the Bigger Pockets community!  I also congratulate you on realizing that a J-O-B is NOT the way to financial independence and you chose real estate as a way to build wealth.  

I think you are on the right path when you realized that vacation rentals and/or buy/hold might be your niche.  

Just remember that vacation rentals are a tad bit more work than your regular rentals in that:

-It is not primarily a real estate investment but a SERVICE business model.  Therefore it is more work.  

-Because of this, if you decide that you want to hire a property manager to handle this, they take upwards to 50% of the rental fee.  

-If you want to handle the Vacation rentals yourself to cut down on costs, it turns into a job.  Making sure you are available, when guests are renting your property, making sure all supplies, paper towels, toilet paper, etc are well stocked, finding a DEPENDABLE housekeeper that can come EACH TIME someone checks out.  Don't forget laundry needs to be done.  

- Peak vacation times such as Christmas, Summer, Thanksgiving are the busiest times .  You and your family may want to go somewhere, but know that you may have to be available.  

-LOCATION, LOCATION, LOCATION -MORE THAN ANY OTHER TYPE OF PROPERTY MATTERS.

Retirement Community:

-Yes you can purchase a home in a 55+ community.  You just can't live in it.  

PROS:

- Tenant is more likely to be old school and take of the home and pay on time. 

- Tenant less likely to vandalize and or steal items from property.

-Tenant may stay longer. 

CONS:

-Tenant most likely on fixed income so potential for raising rents is limited.

-Pool of Tenants is limited to 55+

-Depending on tenant, may be more property management fees because tenant is calling more for them to come in and change a light bulb, etc because tenant is unable to do simple household maintenance tasks. 

Matthew, I am NOT trying to discourage you.  Just trying to give you some information that you may not have thought of.  If you go in knowing the good and the bad, the better decisions you can make.

We will be flying to DFW to look around for some investments in the area.  We are from California.  I noticed on the DFW Investment club calendar that there are no events planned on the weekend we are going.  (Labor Day weekend).  

Can anyone offer me any pointers into what areas we should look into?  We will be meeting with some Turnkey property companies as well as a realtor who will be showing us around.

@Logan Gilbert  Thank you for the insight.  Will start looking into those areas.  I have a lot to learn about Texas.  The area is so big and so many neighborhoods.  Things can change from street to street. 

I would like to get more information on Mckinney.  I see that is near Plano which has corporations such as  Mistubishi, Pepsi Co, Raytheon, etc.    IF there are properties where the numbers are 100k or so, I would love for her to show us around the area when we are in town.  Thank you.

thank you for the insight.  I noticed that some of the turn key guys focus on appreciation.  I learned from another investor to never buy on the speculation of appreciation.  If it's not going to cash flow, not going to buy.  Thank you for the insight.
