WOW!!! Thank you so much for your information.  I think you have given me the most information from anyone I have spoken with.  I noticed that many of the homes in Arlington are going for 80k-180k that need fixing up.  Could you please tell me what specific parts in Arlington?  

The property taxes are insane!! This could easily eat into profits.  I am planning to put at least 50% down if not all cash.  I will look into those areas that you recommend. : 0 )

I have already booked tickets and hotel reservations!  It is not until September though.

Looking to invest in areas where schools are better and close to employment centers. IF anyone has duplexes that are ready to go , or SFR s , please let me know. I know it is a long shot but if anyone knows of any properties that are near Frisco, Texas that cash flow, that would be great to. If you anyone knows of a reputable real estate agent that works with investors, that would be a help too. We flew to Jacksonville to look at properties and we are now looking at Texas. Thank you! : )

I WILL BE FLYING TO DALLAS TO LOOK AT SOME PROPERTIES TO INVEST IN.  I AM WORKING WITH A TURNKEY REAL ESTATE INVESTMENT GROUP.  THE AREAS THEY ARE FOCUSING ON ARE IN DALLAS, FT WORTH , ARLINGTON AND EVERYTHING IN BETWEEN.  THE PROPERTY PRICES ARE HIGHER AND GOING UP FAST.  THEY ARE RANGING FROM 130-200K.  RENTS ARE IN THE RANGE OF 1300-1700.  I KNOW PROPERTY TAXES CAN BE HIGH.  CAN SOMEONE ADVISE ME IN THE AREAS TO LOOK FOR AND WHAT AREAS TO AVOID?  THANK YOU.

I live in Menifee.  I know the area well.  Some of the newer areas have high property tax rates such as Audie Murphy Ranch, The Centex new homes Summerhouse on the Lake, The Lennar properties near there.  

Sun city with the zip code 92585 and 92586 have lower property taxes and most have lower HOA fees. These are older communities and several flipper have come in and improved the neighborhoods. Some areas bordering Perris such as Romoland, and Homeland have higher crime rates.

Thank you,  Robert and Aditya for your input.  I was looking at that area as well, and of course, the areas I like, are the areas that won't have as great cash flow.  I will keep looking to get familiar with the area.  If you have any additional areas for me to look into, please let me know and thank you so much for your input and feedback!!

I was looking up on Redfin where these neighborhoods are and the school rating.  It seems like the zip codes they had for investments also had very, very low scores.  The lowest I have seen .  I am in an area where a 6 is considered borderline.  I know there are properties that will definitely cash flow but trying to manage from across country, even though I would hire a property manager may be a challenge at times.  Thank you for you input.  I will keep looking.

Hi everyone,  I have been getting some information on Jacksonville,Florida for rental properties through the Real Wealth Network.  In their "network", they have turnkey investment properties that are in the Westside (some examples were in the 32210 zip code), North side (around the airport side) , and Arlington.  I am in the process of due diligence.  I will be flying there since I am out of state.  Are any of these areas safe?  I saw that according to Google that Saint Johns county has good schools but I don't know about how the properties there would cash flow.  Can anyone give me good advice?  I will be going there at the beginning of June.   Thank you!
