Would marketing to expired listings be useful? I'm thinking about calling and sending mailers stating, "Tired of trying to sell your House, We Pay Cash For Houses." or something of that nature.

Also, would I want to be more selective by choosing listings of homeowners who have lived in the house for 15+ years?

What are other categories that expired listings could be divided into?

What structure would carry the least amount of taxation?

I'm planning on using an LLC with 2 members and flow through taxation.

I haven't seen any "we buy houses", "investment properties for sale" , "homes for sale, Owner financing available" commercials in my area. Have any of you tried it and what kind of response did you get?

Can you use a 1031 exchange when wholesaling properties?
I suppose you could if you bought it and sold it, but what about assigning contracts and double close?

That is a good change! If you're betting in high risk situations you're usually going to lose! Sound, conservative principles that have proven to work are the way to go.

Thanks guys. There is a title company about two doors down. I will build a relationship with them to find out everything I need to get a title search done quickly. I really need to learn how to do a title search myself. That would save me a lot of money!

Hey Charles, how accurate are the tax appraisals? I've noticed most investors list Tax Appraisals on their properties. Most of the time they are listed below the tax appraisals but sometimes they are higher. I've heard they are only off about 3%, higher or lower.
