Yeah I like "crappers" too!
I agree with Andrew, there are areas were people are out selling crack on the streets or where you'll find needles in the house, but there are more "low income" neighborhoods that are safe then neighborhoods that are dangerous.
I don't live in Detroit!

What demographic have you had the most success in wholesaling?

Do you find more success when trying to wholesale in neighborhoods that have the "Average House?"
If the average house in your town is 3 bdrm, 1.5 bth, 2 car gar, at $150,000 then would neigborhoods that fit that criteria be the best place to target?

Or, are low income neighborhoods?
$50,000 or less.

What about areas that are mostly rental properties?

I'm not seasoned, but I'm going to the appraisal district and having them burn off a disk of all the properties in a particular area that have tax appraisals of $30,000 or less. Then, I'm going to look and see which houses have owners who don't live in the appraised house. After that, I'll call, mail, and visit the owners to see if they are interested in selling.

Would marketing to expired listings be useful? I'm thinking about calling and sending mailers stating, "Tired of trying to sell your House, We Pay Cash For Houses." or something of that nature.

Also, would I want to be more selective by choosing listings of homeowners who have lived in the house for 15+ years?

What are other categories that expired listings could be divided into?

What structure would carry the least amount of taxation?

I'm planning on using an LLC with 2 members and flow through taxation.

I haven't seen any "we buy houses", "investment properties for sale" , "homes for sale, Owner financing available" commercials in my area. Have any of you tried it and what kind of response did you get?
