I have recently looked around at some of the REI lead generation services such as SaleTeamLive, 1800SellNow, and Michael Kimble's Real Estate Money Machine.

What interests me about these services is the semi-auto marketing campaign management, quality and tested print media, and most of all, the database software that Than Merill solicits.

I am very interested using quality REI systems and technology.

I'm not one for being a fool and forking over thousands of dollars for the hyped up promises these guys hustle but it seems that the only way to find out if their systems work is by doing just that. (Or, rather, if someone else can testify their experiences with such services.)

I would not be opposed to having a system that distributes a marketing campaign, funnels the leads to me, and manages the leads on a database. Then, I could just check my messages and follow up on the hot leads. But, I wouldn't solely rely on that type of system. I would use it as a supplement to what I am already doing.

If anyone can refer me to a good service that would be awesome!

Also, if anyone knows of a REI Database program such as the one that Than sells (only if you buy a bunch of his other junk) then that too would be awesome.

Lastly, if anyone has some excellent and tested, full color, or Cris Chico style postcard "samples" they wouldn't mind sharing then that would be really neat! :cool:

Right after I listen to their response to "How long have you owned it?", I casually say, "So I guess you're still paying on it?"

They always tell me if they are or aren't still paying on it. If they say no then I know it's free and clear. If they say yes, then I say, "About how much do you owe?" They almost always tell me, about, how much they owe.

I think they usually tell me how much they owe because I've already warmed them up a little bit by asking a couple of questions regarding their situation. I think most of the time the sellers are a bit fearful and nervous about the whole situation so calming their nerves helps. The first question seems pretty harmless, they answer it and nothing happens. So I ask them another question digging a little deeper. They answer that one and nothing happens so they start to loosen up a little bit. By the time I ask the big question they have already calmed down and aren't as tight lipped.

I also think the art is in how you say it.
I usually ask how much they owe as if I'm surprised that they owe anything on it. That brings out something in them to where they feel compelled to tell me what they owe.

It's almost like if you are admiring someone's corvette and you say, "Wow, I bet you didn't even have to pay anything for that did you?" They almost get offended and demonstratively tell you "Heck no, that cost me $40,000 and I'm still paying on it!"

Ideally, you need to find an agent that you can send your offers to and they will keep track of them. Then, when the REO price is reduced or it has been sitting on the market for a while they will submit your offer.

Example, I've used an agent before where I sent in 4 offers on 4 different HUD's. When the price was reduced low enough for my offer to be accepted they submitted it for me. Have the Realtor work for you, not the other way around!

Well first do a search for cash buyers on the MLS then when you find one, click on it. After that, you can pull up a tab for tax info which will list the owner's name and mailing address.

The mailing address is what you want, not the property address. You can then do a reverse lookup using only the address or you can lookup by their name or even business name.

If you keep practicing with the search tools listed above you will get better at it. If all else fails, send a yellow letter to the owner's mailing address.

Basically, if you already know the property address then you should be able to find the owner's name and mailing address on the appraisal or tax web site for your county by doing a search of the property address.

If all else fails, go to the property and knock on the door. Tell them that a neighbor told you they rented from a guy who had several rentals and you want to get in contact with him to see if he has any more.

Read the posts by Ryan Webber. I know that he started young and he's done the right things to succeed in the business long term. As mentioned before, it's not so much when you start as much as it is "staying power." If you read Ryan's posts you can learn how to have that staying power. If you spend most of your time hanging around the "old guys" at the court house auctions and get to know some of the long-time investors who are constantly closing at the title company then you will gain invaluable knowledge in how to have success.
