Hi John - thank you as well! Appreciate the feedback and advice.

I’m in the Insurance industry now and I’m constantly trying to figure out the path to financial independence. I believe entrepreneurship and real estate is the way to that. I’m great with people and I’m very determined. I guess fear and uncertainty hold me back (especially because of my past experiences) but slowly i am getting back to finding the way to get there. It’s been an interesting journey but I agree, the next time around will be better because Of the lessons learned.

@Dana Whicker thanks for the connection and thank you for sharing your story! I appreciate the feedback. I’m 36 and married with a child now, so things are quite different than when I was that young 25 year old who was going to get “rich in real estate”. Even though the times are different, I still have the desire to get back into it, and I will. I know there are plenty of people out there who have similar situations who have turned it all around and helped others to do the same.

My credit is hovering around 640. The foreclosure happened in February of 2015, so I still have a ways to go. My greatest asset would be time right now as I’m repairing the credit and trying to save up. I’m going to connect with some local groups and meetings here as well to get around some people and pick their brains. Anything is possible when you put your mind to it.

I bought my first property in 2007 when I was 25 (and inexperienced). I bought on a whim as a long term rental (i overpaid majorly). The market crashed soon after. I had the property for 7 years and I had to evict tenants who destroyed the house. Long story short I ran up my credit cards on repairs and then eventually it became unaffordable as I was paying mortgage for almost a year for the vacant property. The house lost so much value that I had to let it go. I owed 89K and it was appraised for $33k. I tried short selling but didn’t get any offers.

My credit took a major hit and now I have a foreclosure on my record. You’d think I would never want to ever do this again but I still have the burning desire to get back in and make a career as a real estate investor. My question is, with my situation (foreclosure) and credit issues - how and where do I start? Should I try wholesaling properties to gain cash flow? Any suggestions? Anyone have a similar story?

Hello All! My name is Chris. I lIve Outside of PhiladelphIa and I am a Father, husband, family man. I’ve had a burning interest in Real Estate since I was 16 years old. I was a landlord with a single property before the “crash” of 08-09 and went through an extremely difficult time because of that. I put RE on the back burner after that, but it’s never left my mind. I’ve decided to get back into the game and this time around to surround myself with knowledge and good people to learn from. I’m basically starting from scratch. With desire/determination and hard work, anything is possible!
