@Matthew Jones How has your house hunting in Utah gone? I'm an agent here in Utah County and have not worked with anyone doing the BRRRR method. I would love to help if I can or at least learn what you are doing to find deals outside of the MLS.

Here is my predicament and I'm not sure what to do...

I own one property that I want to sell and 1031 exchange into another property.  The problem is that I have renters in my current property and their contract isn't up until July 1st and the property I want is on the market now.  Is there any way to do a deferred 1031 exchange where I buy the property now and when I sell my other property 1031 exchange the money from that into the one I just bought?  Any info is helpful! Thanks!

Thanks Dan,  I haven't been to any meetings here.  I am planning on going to one next week, so hopefully I can connect then.  I haven't been able to go through the whole BP site either, so I will have to do more research on here as well.

I'm newer to BiggerPockets, but I have some experience.  I have been a Real Estate Agent for 3 years now and have two house hack investment properties.  I'm looking at doing a flip and wondering what the options are for Private lending/Hard money here in Utah.  I would love any advice.  Thanks!
