I'm looking purchasing a rental 4plex in Flint. currently at 100% occupancy ROI in the 50% range. Any suggestions on management companies that are good and trustworthy?

Didn't think of local solicitation regs.. I'll have to double check that in the area I'm targeting to ensure I'm good.

I thought about the post card route, I just know I've always ignored any post card I've ever received.

Hey BP,

First... what a great community BP is! Huge resource.

So I'm creating an initial contact letter to send to the owners of vacant homes. Basically it consists of a single picture of the home from the street, a bullet point section of benefits of selling to me, a brief letter explaining who I am, why their home, how to reach me. I also plan on leaving an open area for me to hand write a personal note.

Question I have is should I estimate a price based on what I can see and learn and then include a 2 page purchase agreement with the letter? Send them a blank purchase agreement? or none at all?

Thoughts?

Great info. In my opinion I think it depends on how you present yourself. If you are overly pushy and come off like an ambulance chaser you'll probably get met with anger and disgust. You don't need to say your contacting them because someone passed, be general and say your canvasing the area etc. if they mention the passing offer condolences and request a time that would be better to speak with them...
