Post: Creating traffic on your listing

Hello,

My name is Chris and i'm a Real Estate Agent in Pittsburgh, PA. I just listed a property for sale in the south side slopes that would be a no-brainer pick up for any portfolio, but i'm having trouble creating traffic on the listing. The property is currently tenant occupied until August 2021, and they have been a little hard to work with in terms of making it to the property with my marketing team. I was able to get a video tour of the property, but I still have been unable to get pictures aside from the front of the house. Could anybody give me guidance on how to get things done swiftly?

I would like for you to consider Pittsburgh in your search for your first investment property. The Steel City is a dream. While most of the residences in Pittsburgh are existing structures, we have a pretty unique market! You can pick up multiple SFR's or Multi-units for 100k and still manage to yield a high return. I would be more than happy to give you any more information to help you in your process.

I believe that if you are really looking for a long term equity gain, you should be looking into the east end in neighborhoods like Homestead, Forest Hills,  Shadyside, Greenfield. The rent prices are steadily increasing in these neighborhoods. Obvious areas to consider are central to the colleges and hospitals and from downtown to the east!

My advice would be to check the sellers disclosure statement and make sure that the repair was not done before the disclosure statement was done. The repair could've been made after the inspection and could've fallen through the cracks.

I am working with a client who is currently underway in developing two parcels of land at the bottom of the south side slopes, bordering the south side flats. We are currently thinking of building a 3br 2ba or a 4br 3br and I just wanted to hear some stories about anybody else doing something similar.

The minimum lot size of a build is 3200 sq ft correct?

Under 40' building height as well?
