@Shimon Gorodetski I would definitely recommend looking into neighborhoods like Avalon, Brighton Heights, Dormont, Castle Shannon, Oakmont. Neighborhoods with higher ARV's are your best bet.

@Kenneth Cheston I'm a little unfamiliar with the Baltimore market as I'm from Pittsburgh, but this deal looks pretty enticing even from a perspective of a "lower priced" market. You were right about the up and coming comment that you made about Pittsburgh. There is so much going on around the city to hopefully encourage migration patterns from our larger neighbors. What really has me concerned is the whole no fee for trash service.

@Tony T. I’ve seen a few gothic churches converted into condos/apartments. You would have to check into zoning restrictions, but I’ve seen some church view condos selling for 800k. I’m not sure the background on the systemics, but worth a thought!

You should consider Pittsburgh as a choice because of the affordability. If you move to the right neighborhood, you could very well live without a car in the city. Sure it may have it's challenges if you wish to venture throughout all 90 neighborhoods. But the inner proximity of the city is easily accessible via the T, PAT Buses, and as of late, the city has been more inclusive with bike lanes and such. I must say though, biking in some of the steepest streets in America may not be the most exciting (Mount Oliver and other neighborhoods nestled into the hills). There are definitely pros and cons to living in Pittsburgh. Just do your research before making a move!

Hello BP!

I have a client who is looking to purchase a triplex in cash. While this property needs a significant amount of cosmetic rehab as the plaster has all been removed, renovating 3 units would be a pretty costly. I was curious as to what you would recommend. Buy in cash and then refi for 80% of value, or to look into creative financing?

I appreciate all of your advice! It pains me to admit it, but at this time, I have given the seller the ultimatum to either enforce their lease or terminate this agreement. I've never had to do business in this manner.

So the issue seems to be that the owners/managers are out of state, with vendors doing the servicing, if any. I have a copy of the lease, but I'm still having trouble getting the seller to enforce the lease. I've done almost everything that I can think of, and am still having trouble getting this sold. If I cannot gain any headway, I believe that terminating may be of my best interest. I've had signage stolen from the property and have had to deal with multiple violations from the city for trash accumulation.

I've had a property listed for sale in the South Side Slopes in Pittsburgh, PA since August 11th of 2020. I have had nothing but issues trying to schedule with the occupants to get in the property. I've been able to get my marketing team through the property and have scheduled two showings for this property since this was listed. When I was able to enter the property on Saturday when I tried to conduct an open house, I had to cancel the last minute for the house was in disarray. The tenants have bunnies that roam wild through the second floor of the house just urinating and defecating all over the floors in the property. The tenants are keeping the property in poor condition. The house smells of animals and has deterred any potential buyer because they are able to occupy until August of  2021. If you have any sort of advice, I would be greatly appreciative.

@Merav Pishoto I would agree that Rochester, New Brighton, Monaca,  Beaver and Beaver Falls are areas that have rented well for the last few years. With the spillover from the City slowly stretching outwards, I think that you should consider looking into these areas.
