Hey Guys! I've been looking around for Gainesville meet ups too. I've only seen Jacksonville, Orlando, and Tampa. Please let me know if you guys meet up, I'd love to join. I recently purchased a house May and I have tenants living in it. I'm currently on the market for another rental property since that first deal lit a fire underneath me.

Thanks for this information @Daria B.! I actually heard about Exist Reality and there meet ups didn't match with my work schedule. I'm gonna have to try harder to attend. I would say yes to the mortgage note investing, but I feel like i have to get a rental property first! I've been doing a bunch of research and saving. Just looking for my first investment.

Thanks for dropping these gems of information @Jack Bobeck. This will help a lot with narrowing down my search and understanding of the area a little more. I’ll look into that Jax Business journal about Mandarin. I’m trying to absorb all I can about Jacksonville’s growing areas and what they are planning to add or replace.

I was actually looking into SFH around Murray Hill, Avondale, lakeshore south, and Hillcrest. I was looking at Condos, but you're correct, I was running the numbers on the calculators here and the HOA's just ate up everything. SFHs are the better option for me.

I currently have 20K saved and I'm studying up on Rehab costs, BRRRR investing, and researching the market around the area. I have some friends who have flipped homes and one is a contractor in my area. They are giving me some good information on what to look for and cost for these renovations. I'm also trying to expand my knowledge with creative financing to get started. Trying to avoid asking friends and family until I succeed on my first BRRRR. So I'm looking into hard money and hopefully refinance it after 6 months.

Where would I be able to find these wholesalers? Would you suggest just looking into the Biggerpockets search bar?

Thanks for the information @Richard Doxtator. I was looking up development going on around Baymeadows. I saw that might be doing new construction on the golf course there and adding shops, a hotel, and expanding the road to help with congestion. Saying it might be completed spring 2020. I was actually looking for a site to check on crime situations too. And I will take you on that offer and reach out to you if I have a question about an HOA.

Merry Christmas @Jack Bobeck. I have a question, since you live in Avondale. I'm looking at property around Hillcrest. Is this, in your opinion,  a safe area that's experiencing some growth? I live about 1.5hrs away from Jacksonville and i'm trying to peoples input on the area. i'm planning to invest somewhere in Jax hopefully early February.

Thank you for the advice @Lee Ripma. I will look into local HML and reach out to them. I have some friends and family might be able to help me out. I'm just seeing what i can do on my own so I wouldn't have to depend so much on them.
