Thank you to all responders. I did not move forward with the deal and received a healthy lesson in rent control and cash for keys in East Orange NJ in the process!

What strategy would you use to get month to month tenants to move BEFORE closing.

4plex. 3 are month to month at half market value. Need those three move out so I can renovate to get max value.

Those who would do “ugly” things probably wouldn’t consider them “ugly”. It is those with a perception of “higher moral ground” that would define the “ugly” of an action.

Those who might be considered as being on lower moral ground would probably consider the highly moral people as suckers and bad business people.

I would bet that people on both groups make money, but trust that those who bring wins for the most parties involved outlast those who only look out for their own interests.

I believe people mostly operate within our comfort zones.

Closing the loop here. I found a great oil tank company who took care of the remediation very quickly at a reasonable price. I only wish i would have found them first!! Collecting my fourth months rent in a few days :)
