So a house near me just looked like they kicked some tenants out and boarded up the windows the house looks like it needs some work but I’m tied up on trying to get two other properties so I can’t finance and hold long term what are my first steps to trying to wholesale even if it doesn't work out I would like to get some traction trying to learn this part of the business

hello friends,

I have the opportunity to purchase a off market single family home but I don't know where to start or what the step by step process is for working with out a agent I have a verbal agreement of price but that is it I am working with a lender right now to get approved for financing but what is next?

I’ve recently been looking into investing in Georgia originally in kingsland and saint mayrs but I came across hinesville and the prices look good but I pulled this up

I was looking into Camden county in Georgia because i might be stationed in ST. Marys next year and from me using the calculator it looks like a good cash flow area especially Kingsland from me looking at it a few time does any one have any experience in this area? looking to connect and maybe find some BRRR deals

hello again,

Back with more questions I was just learning about LAPS and about getting a agent to put you on a email list to show you deals for you to analyze I want to be on a list to get some real world practice for analyzing deals but I won't be investing until the end of the year unless I find something crazy I can get with hard money and BRRRR, but I don't want to waste a agents time with someone who isn't going to be buying soon should I reach out and try to get on a email list or just keep practicing on Zillow and realtor.com I appreciate your time guys.

hey guys,

how do you find cash flow area right now around me is a appreciation market but im looking for a cash flow area. How do you find your area for long distance investing do you just guess and pick a state and work it? Do you know people in different areas and ask them? Is there a website you use?
