Hi, does anyone know of a reliable handyman that serves Manassas and Fredricksburg, Va? I would like him or her to have the ability and capacity to do bigger jobs as well like remodeling? Also, reasonably priced. Thanks!

Hi everyone, my team and I are getting ready to close on a portfolio of properties in Virginia for buy and hold. My question is in regards to the rental applications we will use to give to prospective tenants. We want to be very thorough on our application and want to minimize as much risk as possible. Is there anything specific to VA that we need to add to our application that does not come on a standard NVAR contract? From experience, are there any addendums or additions that you all suggest we should add to the application? (For example, "property is subject to inspection monthly" "....tenant is responsible for utilities XXX" "security deposit is....." Thanks for your help!

Hey @Nathan Dobbins I am house hacking in Leesburg, Va. Deals are tough to come by but with persistence anything is possible. Cash flow is marginal if any at all. If you are handy you have a better chance at success. Good luck.

Hey I'm thinking of splitting the cost of the "Big Dog Program" with my partner for $17.5k each. Seems legit and seems like we get a huge network and resources. We would team up with Northern Va RENC. We know we can learn online and find mentors at meetings but we believe this will extremely shorten our path to success. Has anyone gone thru the program? Is it worth the money?

Hey Ericka Grant I would agree with much that has been said already. It's sounds reasonable to me, maybe somewhat low, but I live in Northern Va where things are expensive. Absolutely make sure if that price includes material. There are a few, if not, at least a couple things on your list you could do yourself in a matter of 2-3 hours, if that. Make sure they are specific on what they are doing, especially on the "exterior cleaning OR painting," and the door work, is it the door and jamb or frame(trim)? The house needs to be cleaned in order to paint and replacing a door and trim is a whole lot easier than replacing a door and the jamb. Check any references and check for reviews. You want quality work done or else it costs more in the long run.

Andrew Michael ok, that's cool, no worries. Yes it is the lower price points that is attractive. There are a good amount of people that travel from Winchester and Jefferson County, WV to Tysons, Arlington, and even D.C for work. But you may be right about finding similar deals on the MLS. I will try my area and I'm trying to persuade a guy who buys "underwater" homes in Loudoun to let me work with him. Thanks.

Thanks @Russell Brazil and Andrew, I figured so, like you said not too many people in distressed situations. @Andrew Michael what about Winchester or the eastern panhandle of WV like Charles Town, Jefferson County area?

Hey BP family, I am wondering if anyone in the Loudoun County area is actively wholesaling in our specific area? If so, how many deals a month or year are you doing? Is any town better than the other (Sterling, Ashburn, Leesburg, Purcellville, Hamilton, etc.) What marketing strategy has worked best for you? Is it even possible in our county? How far outside of the county do you wholesale properties (winchester or eastern WV panhandle)? I want to raise capital in order to not touch my savings. It would also provide me a way to learn how to find a deal and work with other investors.
