Recommendations for useful parts to a VA rental applicatoin?

Hi everyone, my team and I are getting ready to close on a portfolio of properties in Virginia for buy and hold. My question is in regards to the rental applications we will use to give to prospective tenants. We want to be very thorough on our application and want to minimize as much risk as possible. Is there anything specific to VA that we need to add to our application that does not come on a standard NVAR contract? From experience, are there any addendums or additions that you all suggest we should add to the application? (For example, "property is subject to inspection monthly" "....tenant is responsible for utilities XXX" "security deposit is....." Thanks for your help!
