Wholesaling didn’t work out for me my first year as planned but it worked. I was consistently closing on small deals for 5 months straight and then the last 7 months of 2018 were flat lined. What is the key ingredient to consistent deal flow and getting them closed no matter the climate of the market? (I’m in NE Ohio)

and let me state my disclaimer, I am in no way saying I don’t learn from the investors who do come on but it’s just a pattern I noticed. It’s good to see that all are prospering in real estate and it resonates in a different way with those who can relate to the background

I noticed that I have yet to hear a successful African American investor on any of the podcasts. It may not be intentional but it would nice to hear from more than just one majority stream of investors. No, it’s not about color but some diversity would widen the impact of bigger pockets for all cultures interested in real estate.

Would it be safe to say the quicker you plan on closing, the less the EMD should be and the longer you plan on taking to close, the bigger your EMD should be?

How much of a profit should be inside of a wholesale deal on the buyers end after repairs are done?
