So this deal is terrible but I am practicing to get better at running my numbers on properties so any advice anybody has is greatly appreciated! Also, this property is in Dallas, Tx.

Thanks for the reply! That all makes complete sense I am trying to get better at running the numbers on deals and all the advice I can get is very helpful. When running the numbers I normally put 5% for those types of expenses.

Thanks for the reply! but my question was just for advice on running the numbers correctly. I feel like alot of times im doing it wrong because they never cashflow much money.

On the surface my initial reaction is that the cashflow is low for the DSR and risk you'd be taking on, but each market is different and "you gotta do what you gotta do" to make it happen sometimes. You are also missing utilities which can be billed back, but that would depend on the lease and your management company.

If i was to rent this for 2K this would be crazy! My only problem would be the location and if i could even rent it for this much.
