[Calc Review] Help me analyze this deal

So this deal is terrible but I am practicing to get better at running my numbers on properties so any advice anybody has is greatly appreciated! Also, this property is in Dallas, Tx.

@Christopher Attaway so what did your capex budget tell you the number was for this property, $104 per month. How did you arrive at $104 for repairs per month? Are you going to paint the inside on every turnover? 5% vacancy is a turnover every 20 months. 5/100=1/20. Assume 3k to repaint interior. if you paint every turnover your repair budget for painting is $3000/20= $150 per month. If you paint every 3 turnovers $3000/60=$50 per month. Big difference in monthly outlay. You need strategize what is included in your repair budget. I usually have at least 1 other repair: leaky faucet, clogged drain, broken heating element, etc. Most of my service calls average $150. Insurance seems high for a rental policy.
