Hello BP I’m working on purchasing a deal for a fix and flip. I’ve been reading books watching videos and listening to podcasts on what to expect but I want to hear about some of the do’s and don’ts that some of you guys may have.

@Dan Armich thanks that’s a great strategy I’ll definitely put that in my tool box. I’ve been hesitate to make “lowball” offers but I have to get over that fear. The worst thing they can do is say no.

Question for my seasoned investors. Has your best deal been an off market property or have you guys had success with agent listed properties under market value.

I'm planning on using my primary residence as a rental but I'm not sure if it would be more profitable as an Air bnb. Does anyone have any advice on using air bnbs service. The area that I'm in is not a very hot area so I'm on the fence. Any advice or past experience will be appreciated. thanks

@Ryan Howell thanks for your response. My end goal is to have cash flow from rentals while doing flips and wholesaling deals as well. I’ve been thinking about getting my license but I’ve heard it limits you doing deals in some ways.

@Jody Sperling thank you for your response. If I were single I would definitely house hack, but I own my primary residence with my wife. I’m willing to take the risk I think I’m just going to jump into it. And I’ve never heard of being a bird dog I’m going to do some research on that aspect.

Hello, I'm a new investor and I wanted to jump into real estate as a wholesaler then explore fix and flips and rentals. I was unaware of the law in Illinois about the regulations on wholesaling properties so now I'm at a crosswords on where I should get started. I would need to have a brokers license to wholesale in Illinois and with a fix and flip I'm still building capital to have for emergency reserve. Also I am a little nervous on screwing up the numbers on renovations. Does anyone have and advise or pointers on what I should do.
