Off market deals vs agent represented
Question for my seasoned investors. Has your best deal been an off market property or have you guys had success with agent listed properties under market value.

I've had success with purchasing from on market though I'm sure most people that buy off market can negotiate a better price because the seller doesn't have to pay the commissions or has no pulse to the local market. The problem is being able to find the off market deals. If I click a few buttons I know which houses are for sale and the seller wants to sell. I hear the success rate of getting off market deals is pretty low but if you have the time for it it could definitely be cheaper to purchase.
