@Jack Yvars  Hello Jack.  If you are getting positive cash flow then you are winning.  Principal pay down that someone else is paying and you get to keep your INCOME producing property, what is the question again? LOL. Why would you want to sell?  Is the $1400 covering your mortgage payment plus plus?

@Courtney Richards  Friends and family sir.  Start with your cirlce of people who know and trust you.  Walk them through the deal and show them this great OPPORTUNITY. If it is a good deal and you and them can make a profit on this OPPORTUNITY then the money will come.

1. buy for cash flow

2. save for reserves

3. obtain long term financing.

@Stephanie Martinson  Hello Stephanie.  What a great place to be.  Do you have a team in place?  Is everyone attepting to raise capital?  

1. Yes you need cap EX

2. Yes submit your LOI. This shows the broker you are ready to move and not a tire kicker.

3.  Yes keep moving forward

@Sergio Ramirez  Hello Sergio.  There are a lot of moving part to an apartment deal.  From what I know Jerry Norton is a Single Family investor.  Take a look at this article from BP.

@Andrew S.  Hello Andrew.  Why can’t you do both?  Cost of living goes up, so does rent cost.  How does your units compare to your competitors?  When is the last time you did a rent analysis?  When is the last time you updated your units?
