@John Hewitt Hello John. What a great place to be at a young age. There are several ways to go. Being a college student and already paying for an education. You need to start attending local REIA meetings and networking. Find out who the players are. Yes, you will need to educate yourself in the multifamily real estate space. There are lots of books to pick up along the way, but for now, just grab all the free content you can.  listen to podcasts when not in class or studying.  Network here on BP.  You will want to start building relationships now with people we call private money.

@Jim Coleman  Hello Jim.  It is called a 203K loan.

In simple terms, the 203k loan is a type of home improvement loan program insured through the FHA that works by allowing homebuyers the ability to finance the purchase and costs of upgrades through one single mortgage.  Instead the FHA “Insures” a loan that is provided by an FHA approved lender.

  • Your credit score must be at least 620 or 640, depending on the lender.
  • Your maximum debt-to-income ratio can only be 41% to 45%
  • You need a down payment (or home equity if you are refinancing) of 3.5% or more.
