I would say it would be normal to ask for the T12 (or T3/T6 if T12 is not available) and Rent Roll. Without those, it would be difficult to analyze the property. Also you could ask the broker if a OM is available. This is assuming you are talking about initial underwriting of the property. You would need tons of more documentation during due diligence.

@Sam Silverman - Hello Sam, I am new to REI but really get fired up by multifamily. I have been reading books, on BP forums everyday, listening to podcasts, attending local real estate meetups and also signed up for the BP Multifamily bootcamp. I am currently employed outside of the RE (as an engineer for a electric utility) but I am looking to work my way to RE. Apartments really excite me but I am trying to find out how to get involved or obtain the skills for the job (such as underwriting - I like numbers but I also love to meet and interact with people). So I guess my question is, for someone trying to get into apartments/syndications as a GP, what would you recommend to be the first couple of steps. Thanks

@Kesha Hamilton - I am new to REI so take this with a grain of salt but from what I have read and learned from others, you could use direct mail marketing. It sounds like you may already have their address so you could write them letters. From what I have read/heard, handwritten seems to more successful. There are several articles on BP about what to put in there. Hope this helps and keep at it!

@Eric Blackwell - There is not a list that I am aware of. This one was listed in the events area of BP if you looked in the Chattanooga area but I am a new and my not be familiar with all the sources of events. @Adrienne Green might be more familiar if there is a list of future Chattanooga REI events.

I am very interested in getting the Chattanooga REIA back up and active again as well.

@Dan Beaulieu and @Phillip Moses I would love to discuss this as well. I am a new REI and I live in Chattanooga, TN. I am particularly interested in buy and hold multifamily properties local to me (within 3 hour drive).

I would love to know a little more about how you structured your deal with the private investors that are getting the 10% preferred returns. Was it through syndication or other means?
