I am the president of a home owners association and we are getting hammered with high water bills. I kept getting told there is no way to charge the individual units. Any suggestions?

@Barri F. Did you get your property rented? Just curious how it was going. I have a few rentals and will be needing a management company at some point.

Who has a recommendation for a hard money lender.  I know it doesn’t matter but I’m in Winston Salem, NC.

Long story- when economy dumped in 08 I lost a business and filed bankruptcy in 2011. I lost a rental to foreclosure but it didn't get filed till January 2016. Fast forward till today. I have bought two small SFH this year and rehabbed with cash. When I called bank today to get a mortgage on first she told me that no one would be able to give me a mortgage until 7 years from date of foreclosure. So what options do I have? I need the cash to continue to grow my investments. Should I consider a commercial loan since rules may be different? Help from NC!
