PM Proposal in Winston-Salem

I'm thinking about investing in the Winston-Salem area of NC, which is about a 5 hour drive away from me.  My brother and his family live there, and he would be willing to be my "boots on the ground" as far as keeping an eye on the property, doing minor handyman repairs, and coordinating contractors for any major repairs.

My question is what would be fair compensation for him?  Obviously, if he did any repair work himself he could invoice me for his time at an agreed-upon rate, and I would reimburse him for materials.  But I'm thinking also about offering a flat monthly fee for him to answer any tenant phone calls, drive by the property once in a while, etc. 

What are your thoughts?  I'm brand new to this, so all advice is appreciated.
