Please contact me if you’re a cpa and well versed in the real estate industry. I’m looking to start working on my taxes for the year and to make the most of an eventful year. 

Looking for a fire sprinkler consultant to help with a quoting a project i am working on in the south Philadelphia area. This is residential, specifically a duplex rehab.

Anyone have recommendations on banks in the philly area that will do a cash out refinance at 80% LTV on a property held in an llc? I have only come across one lender so far (PFCU) but they will only do this under their commercial loan term (5 year ARM), i am looking for a fixed rate term. Any suggestions or help? I need it for a brrrr project that's approaching completion and another project in the works.

Hi all, i'm getting ready to do my first brrrr and I need an architect to help with redesigning a place i just signed a contract on (Still in the "b" phase). I know it's possible to get away with doing this without using one but i will be making some changes to the exterior to maximize the value which will require permits. Do you have any recommendations for me or anyone who can work with a new investor on this in the philly area that wouldn't charge an arm and a leg?

I have a very good idea of what i want and just want this drawn on paper for contractors and getting the permit.

FHA loans are designed for first time homebuyers, and you have a home. In order to get around that, you need to prove some change in circumstances such as in this case that you need to move closer to your job. I'm a realtor and have plenty of clients getting FHA loans in Philly and elsewhere. I'd suggest talking to more mortgage lenders and or looking in PA but closer to your job - Bucks etc.

 The lender suggested i look in the jc area. I'm just not sure if the taxes i'll be paying in jersey will be worth it in this case.

I currently own a sfh in a rowhome in south Philadelphia purchased 2 years ago and I’ve been looking to get into the real estate for a long time. I spoke with a lender who said I can’t get a fha loan in Philadelphia, how true is this? Are there ways around it? 
he qualified me for the loan contingent on me moving to jersey since I recently got a job out there and that could be used as cause for underwriting. Ive been looked at the jersey market and with the taxes and all, not sure this is a good idea (job is in the jersey city area. I’m leaning on the guidance of the good people of this forum to help me out here.
