Deposits are meant for incidentals and in many states are not able to be used towards rent.

Quote from @Theresa Harris:

I'd also add when talking to their landlord to make a deliberate error with the house number or street name.  If they are the real owner, they should catch it while a fake reference may not.  also when checking employment history-get the number off a website (or phone book), don't use the number they gave you.

Look at you Theresa!!! I love that.

Investment Info:

Single-family residence wholesale investment.

Purchase price: $100,000
Sale price: $112,000

One more wholesale deal in the books. This one was special because it was completed with a new team of investors and we have already placed 10+ deals under contract in the last 2 months.

What made you interested in investing in this type of deal?

We are building a cash reserve to fund more flips.

How did you find this deal and how did you negotiate it?

Google PPC

How did you finance this deal?

N/a

How did you add value to the deal?

N/a

What was the outcome?

$12k Profit

Lessons learned? Challenges?

Do deals with other wholesalers. Another wholesaler purchased this property and is keeping it as a rental.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

We have Realtors on our team and I am one.

Typically an air conditioner can cool 20 degrees cooler than outside. I think you are on the right track.
