I'm with Keller Williams and love it. We have 3 physical offices in my city and 1200 Realtors. Many of the properties I purchased are due to the large network. I have also purchased properties from other KW Realtors that live out of state.

Single-family residence buy & hold investment.

Purchase price: $40,000
Cash invested: $45,000

I found an investor that was finished with real estate and had only a few properties to sell. I happened to call at the right time and he sold me this property at a fair price AND allowed me to place a tenant in the property prior to closing.

What made you interested in investing in this type of deal?

Turnkey purchase for about 75% of ARV. Solid home with low maintenance.

How did you find this deal and how did you negotiate it?

FSBO. Driving for dollars.

How did you finance this deal?

Cash

How did you add value to the deal?

Rented it for a few years then slowly started making updates to increase rent.

Don't wait to buy real estate, buy real estate and wait.

I bought this property in a package of 4. Long-term tenant that always pays on time. Turnkey rental.

What made you interested in investing in this type of deal?

Long-term tenant. Purchased in a package so I was able to buy it for about 50% of ARV.

How did you find this deal and how did you negotiate it?

I found it through another investor that was doing a 1031 into a larger property. I met him through networking.

How did you finance this deal?

Cash.

What was the outcome?

Property has tripled in value since I purchased it.

I'm a Realtor and Property Manager.
