what about adding a shelf for the microwave in the opening? I vote for minimal work also. Paint but no additional moldings.

Beginning July 1, 2017 a bedbug Addendum is required for all new move-ins. Beginning January 1, 2018 I must give all existing tenants the Information About Bed Bugs. What I'm not understanding is if existing tenants will be required to sign an Addendum or if I just hand them the info sheet and I'm done.

My 70 unit is probably c class in Southern California. We are full but when someone stops by we always offer to call them when a vacancy comes up. This has no always been the case. It's good to be a landlord in California at the moment.

@Russell Brazil my internet research says that even though it was supposed to end in 1978, builders were allowed to use up their stock so early 80's is probably safer. She's crazy.

Thanks, @Bill S. I'll be very surprised if she actually has a test done. But I agree. Probably not a good idea to allow tenants this freedom. @Gabe G. she could very well be a problem tenant. I sent her a bill today for a towel rack that she wanted repaired. She says she put towels on it and it fell but the picture shows the toggle bolt came through the dry wall so she obviously used it as a grab bar. She's only been there for two weeks and is demanding way too much attention for my likes.

Thanks for all the input. I spoke to the tenant and told her she could leave without the 30 notice and that I would refund her entire deposit if she leaves the place clean. She says she doesn't want to leave, that it's perfect and everyone is so nice--except for the ceiling.  I did tell her that regardless of the test results the ceiling will not be scrapped. 

I'll give her a chance to settle down and see how it turns out.

New tenant move in to a 1970's apartment which has the lovely popcorn ceilings. Two weeks after moving in she is freaking out and wanting to know if there is asbestos in the ceiling. I emailed that although that unit has never been tested to my knowledge that more than likely because of the age of the building it can be assumed to have asbestos in it. I also said that my belief is that as long as the ceiling was not disturbed it should be safe. 

I hear back that she is really shocked and disappointed that she was not told this prior to signing the lease. She wants to know if the ceiling was touched before she moved in. i just checked the records and while we did some paint, the ceiling was not painted. She wants to do her own test and is complaining she can't move because it took all of her money to get this apartment. 

She's month to month and I told her she just has to give us 30 days notice. Any suggestions on how to handle this woman?

it's the law in California.

Thank you all for the input. What I'm getting from your advice is that I need to educate the tenants about protecting the floor in the first place. I agree! I'll write something up for our new move ins and go back and give it to the tenants in the already renovated units.  Great idea about the use of caulking! Haven't been on these boards for a while and while I was deciding what to do about the damaged flooring, the unit was snatched up.

Love ceramic tile in general but have not been able to find a good installer at an affordable price.

I'd at least split it. I'm sure it's tough getting kicked out of your home and then trying to find another place to live. You could probably put it on the market sooner.
