My tenant has given notice to vacate my property in West Seattle, and I am wondering if I should consider selling.

Some things to consider:

* My house is old and needs work, and I can't afford it unless I can come up with some creative financing options. I'm pretty maxed out.

* Market is hot, could be a good time to sell.

* Market is hot, could be profitable to stay and keep accruing equity, also neighborhood is improving.

I am starting to feel bad about the work that needs to be done there. I don't want to turn into a slum lord!

Great post! I'm just getting started at 51. Tonight is my first local REI meetup! I'm nervous and excited.

I only have one rental, but I'm hoping to acquire others in the near future. My goal is to increase my net worth and generate passive income.

Congrats Mary lou! That looks like a lot of rehab work. I do wonder if 15 - 20k will cut it.

Hi David,

I'm a newbie with only one rental property, but I've had a great experience with PM so far, and plan to use it even when I invest locally. 

I found my PM by asking a local real estate agent I know and trust for a recommendation. I called the two he mentioned, and went with one. I'm sure you could ask other investors in the areas you're looking at and get some great recommendations. 

For me, the 10% they take is money well spent. I don't have to worry about vetting tenants, contractors for repairs, and so forth, and they are very responsive when I have questions or if there are issues. Also, they give me monthly and yearly statements so I don't have to do a ton of paperwork. 

I hope that more experienced investors weigh in on this! I'd love to see what they have to say.
