Hopefully Ill have everything all cleaned up next week. Just get a hold of me & I'll let u take a look when I'm done

I picked up another farm on the court house steps. 17 acres, 5 ponds, 2 br house, amother in law shack & several buildings. 

Instead of just renting it out for $800 a month I am thinking of renting it for a vacation home. 

What do u guys think? Am I crazy?

Farm is located just min from town in Rockport, WV. Totally private at the end of a Deed end road.

I found this empty house in the Neiberhhood where my friends and I was walking in the mornings. A little research, a hand written letter ,several emails & the owner having surgery I am finally closing on it! 

Since first finding the house I have already bought 7 other properties & I STILL have 5 empty units :-( 

I don't have the time or the extra rehab funds to finish this house right now. 

I am just going to go in and do a huge clean up. Have the husband bring in his equipment and remove old buildings to clean the outside. 

I either need to list it for a quick sale ($20k-$30k) as a Fixer-upper or should I sell it on a land contract? Im starting to worry a little about my 2016 capital gain But yet I could really use money to finish my rehab rentals. 

House info

2 bedroom Stucco, located in a nice Parkersburg WV 26101 neiberhhood, large eat in kitchen, 1 bath, full size basement, attached garage & a 150x50 flat lot.

 The owners have 3 years to come back and "Try" to get their property back.

Does that mean I can not sell it for 3 years too?

I'm a Antique lover and nothing rings my Bell like old wood. This house is a old brick with 4 units. Just from looking in the windows I seen all original trim,doors, floors,baseboards, mantals & light fixtures. IF I do get it I will not keep it because it's on the wrong side of town for me But I may have to take a few things for my house :-)

@Christina Hall none of that matters at all as far as the process to take possession of a property you acquire via some type of auction.  There is a well-defined process and timeline for you getting full possession.  Arguing you're doing a good thing for the community won't get you anywhere.  Following the process will.  These vary from state to state, and sometimes even by county.  If you do not fully understand the process in your area, I recommend spending a few hundred dollars on an attorney who can at least explain the process in detail. 

I understand the process going into it all and I don't have a problem with the whole process I just think that at the end of it all when they list the FINAL date they should not be able to do anything after that point.

Things are going very smooth for me & think maybe I'm just getting over excited because its almost finished:-)

 If I "don't play the game" then these homes sit even longer to the point of non repairable, the homes around it drop in value, the druggies have a place to crash, kids in the Neiberhhood can be injuried . Do I really need to continue?

In WV if you don't pay your taxes they post it serval times in the local paper along with certified mail. Come Nov. the Tax sale, at this point the owner has 18 months to redeem PLUS the time it takes to get the new deed.

However I purchased my liens at the LAND sale. Basically everything posted above happened back in 2010 but the State bought the lien So the owners have had 5 years to Redeem at this point. 

I have a hard time feeling sorry for the owners at this point. I Have a lot of money invested in this sale along with 10 other liens I'm still holding from our Nov. 2014 Tax sale. I'm perfectly fine when someone redeems their tax But don't wait to the very last min to do it!

I am holding liens on 3 properties from our Land Sale in July.

The Notice to Redeem date is today,But yet they say the owner still has the time it takes me to get the deed in my name? How can they do that?

I think they have had enough time.
