Hi!  I'm looking to buy land and develop on it in GA.  Anyone have experience doing this?  I'm not sure how to start and what I should beware of.  Any help is appreciated!

Hi Jasmine,

I live in Marietta also. My husband and I are investors though we haven't found a multifamily deal just yet. We have done a few flips and have used the BRRR method on most of our rentals. We also found them all on the MLS. Feel free to reach out to me if you ever have questions. I'll help where I can. I'm an Agent that works with Investors also if you need one to help you find some deals.

Good luck!

Hi!  I'm looking to connect with Wholesaler's.  I live in Georgia and I'm a Real Estate Agent, Investor and I own my own Property Management company.  I currently have 2 rentals and I'm looking to expand and possibly start flipping.  Please connect with me if you would like to talk Real Estate or even be a Mentor.  I'm always looking to learn more from those who are smarter than me.

Thanks!

Hi Marcel,

Thanks for bringing up this topic.  I am starting up a Property Management company currently and I've been trying to figure out how to benefit investors with it.  My husband and I used a PMC previously and hated the way they nickled and dimed us.  We decided to start up our own in hopes of changing "Property Management".  I know that the more you give and serve, the more doors and opportunities become available to you.

To understand your current plan:  the only thing you pay your PMC is a % of the monthly management fee for the most part.  Is that right?  You give a bonus also if metrics are achieved but is that just once per year?  I can see how this is possible financially for the PMC if they have a large amount of properties from each investor.  Is there a minimum number of houses that come with those terms?  Any extra info you can give will help me build a better business plan.

Thanks!
