Hi BP, We are looking to invest in a new area. Have been interested in Texas and are learning the different areas, thinking somewhere near Austin, maybe within an hour or two. We are thinking buy and hold with long term or possible short term/vacation rental and will probably start as owner occupied. We want to balance having a good investment with an area we would be happy with as well, good schools, low crime, would prefer to be near a college. I have looked into New Braunfels, Wimberley, Round Rock, and Fredericksburg. But just starting my search, would appreciate other ideas/suggestions, thanks!

Hi Jonathan Victoriano I'm also from Anchorage, and getting a lot of great info here! Welcome, haven't heard of the REX meetings before, I assumed there was something in the area though.

That is helpful info. I'm new at this but seems like the prices in Anchorage (probably other higher priced markets as well) aren't sustainable with the economy the way it is. Makes me hesitant to invest here further.

We bought our first property with an FHA loan with minimum down, purchased a duplex and rented out the other half. We had very low income when we started but ended up having over half our mortgage covered. We plan to eventually buy another property and rent both units of the duplex. I don't remember all the FHA requirements but I think they are not as restrictive as conventional, but I am sure there are others much more educated on this that can weigh in further.
We have been renting out the other unit of our duplex for the past 4 years or so. We have always told our tenants that we are the owners and live in the other unit. I think they would find out one way or the other. They don't need to know the details regarding mortgage price or other financial details but they will be seeing you around the property. I think our tenants have liked having the owner nearby, in case last minute repairs or issues come up. Just my 2 cents.

Thanks for the input. I have been leaning towards putting a fence up but not looking forward to the expense, most of it is already fenced though. Or maybe eat more bacon!
