There is a lot of discussion of the revitalization of Newark. Any specific areas in Newark that anyone would recommend to buy distressed multi family and rehab to buy and hold?

Is the consensus that Paterson is a D class market for buy and holds? How about towns that border it, Woodland Park, Pasaaic, Elmwood Park, Wayne, Haledon, Prospect Park? I am interested in acquiring buy and hold properties in that area.

I have a flip in Westminster and was advised by neighbors that the house next door has been foreclosed on by the bank. The owner had a reverse mortgage and passed away and her kids ran the house to the ground? That is the information, I was given. Not sure of the impact it can have on my flip, we are 3 weeks from listing. I am also interested in the property. It's a bigger lot size, 2 car garage and full basement with its own exit. Trying to figure out if anything can be done to get more info on it? Thanks

Welcome to BP! You have come to the right place for buying an investment property. If you have not already done so, you should make sure you are qualified for a loan through the bank. Ideally 30 year is more common for cash flow and leverage but that all depends on your numbers and the kind of property you find. You should have 20-30% of your cost for the ideal property you want as well as a good real estate agent looking for property for you You will find many knowledgeable people on the forum from North Jersey. Looking into the pod cast and articles available on this website. It will guide you through most of your steps to acquire a rental property. Good luck to you
