Mathew, what type of investment property were you considering in these counties? Are you considering a commercial property or Residential? And in what specific areas? These are large counties of NY.

Now is a great time to list it and get to dollar. Have you started marketing it yet?

Hi Jason and welcome to the site. With your inspection skills, I believe it'll be super easy for you to get acclimated to Real Estate investing. Ask the Realtors you go out to inspect houses questions! They're your best resource. Middletown is a very interesting market to work in. Another one of those areas where you literally have to do street by street analysis

@Sean Lambert has the perfect example of a resourceful landlord! Good stuff man! I started out with a Mazda 3 and I fit impossible amounts of materials in there too!

Honestly, this may come down to preferences. I think a truck is a great tool to keep in your landlording toolkit. I've had to use my chevy to pick up fringes, stoves, flooring, demo debris, and a plethora of all sorts of stuff. However, the payments on a truck can literally break you if you're not budgeting correctly. The funny thing I found is the better you get at landlording, the less you have to actually drive your truck to. Meaning, more often than not, I can negotiate with the contractor or vendor to have the materials delivered for cheaper than expected and thus freeing up my time for more income producing activities like investing and selling Real estate.

My suggestion? Get the truck, but buy used and reliable. But if you could hold on that expense. I would go that route.

Also, you're going to come across some of those wholesale seminar people very soon. You're going to want to save you money for deals rather than give it to them.

The guru kool aid is strong. Even up here in NY you can feel the presence of the newest wave of these new types. All I can say is I've been to the seminars and I've heard what most of them have to say. 

Basically they make it sound easy and harmless. but they don't tell you that those successful in this typically are highly capitalized and have experience and thus reduce their liabilities.

Generally, there are ethical issues involved and sometimes straight up fraud going on.

I agree with @ceasar rosas, a house hack would be THE most bad ***, efficient, and profitable way to go in the Bronx. But like he said, it has to be bought right. All depends on the house, your circumstances, and a whole fun bunch of scenarios. Check out a local investor meetup and ask questions.
