You have a good point, to start I could reach out to an agent with access to those MLS for deals since they'd know the areas better than me.

Would I be able to do a commission split with a member of HGAR/MHMLS if I were a member of NYSMLS?

In RE, everything is negotiable.

I have a few properties both in westchester and putnam. Multies in these areas are still competitive but the returns are worth it.

@Devi Gumpina,

I have experience in the area and to be honest it sounds like no one has gone over expectations in this market with you. Westchester is a fantastic place to invest if you have the right resources. 

Some of the questions you should be asking are:

What kind of property do I want? Where will it be? Will it be strictly an investment property or house hack?

Hey @Jonathan Berridge I understand where you're coming from. It sounds like you have a handle on what your situation is but you are still pushing forward to make this business work for you.

Based on my experience, the first step would be to probably handle your finances. That debt you have going on is going to hurt you short term and long term if you don't plan for it. I say this because any loan officer, HML, PML, or otherwise I put you in front of is going to ask for the same thing.

Quite honestly, you may want to be thinking about your goal and timeline. Is it possible? Sure but then what leverage and resources do you have?

Hi Kathy and congratulations on getting your license! Considering your strategy is to locate Multis and buy them, why did you get a license? I ask because from a real estate sales perspective, I only have access to the MLS datrabases that I operate in. I wouldn't care to pay for an MLS in Mid Hudson because my business does not operate there ad if I needed it, I could always ask a fellow agent to look it up for me.

If you were strictly looking to buy multifamilies, I would team up with an agent you know is servicing other investors and leverage all of their MLS access, experience, and relationships. I've gotten more deals by letting them do the work and just making sure I take care of them on my end.

I think what @John Bucci said is very accurate. Most of us are in the field making our deals and have limited time. A great agent will prep you if you don't have the necessary documents/mentality but rest assured; NY Agents are in some serious competition  and will want to know you're serious before they even take you out.

And those that take out unqualified leads are typically less experienced.....

@Peter Lombardi congrats on taking the plunge and diving in! I can tell you from experience that once you start with one, you get addicted quickly.

There's a few meetups that go on through Westchester and one in Newburgh headed up by some pretty great investors.
