Hello everyone,

I need advice in reference to using a HELCO or Bank Construction loan to build a new home. I have a lot and I want to build a new home on it as my primary residence. I currently own a home with a lot of equity in it, possibly enough equity to build the new home. What are the pros and cons, advantages and disadvantages to using HELCO or Bank construction loan to build this project? Which one would be the best and cost me the less amount of money?

Thank you.

Are you kidding me. Not one person can reply and give me some advice?

That is pretty sad.

I have three questions. Where can I research the average cost of land in a certain area? By any chance does anyone have an idea of what the average cost of land in Miami? Is it worth getting an appraisal done on a vacant lot?

Good afternoon, ladies and gents,

Simple question. I am trying to do my due diligence. It's hard to find out a G.C. to give you a price over the phone. Also, in Miami everyone that has a G and C, claims to be able to know how to build a home. Can anyone help me with a list of questions to ask a G.C., in reference to building a new construction home on a vacant lot? Also, can anyone help me with the average cost of building a new home. Let's say a 3,000 sqft. home, and I would want the quality in the mid-range.

Thank you.

What is GIS? and what do I type in the search engine to find these paid tools to provide the information?

Does the county where I live offer any information?

Hello everyone,

I live in Miami FL and I am looking to buy a larger home from the current home that I own. There is a specific area in Miami that I want to move into but most homes on the market are overpriced. My plan is to go door to door knocking or call on current owners to see if they have an interest in selling. Obviously, I am going to drive around to find homes that are in bad shape. But I also want to call some of the owners directly, because it's an older community and I am hoping to find an older or elderly person and offer them cash. Where can I obtain a list of owners name and contact information in Miami FL?

Thank you.

It's hard to pick a year right now, let alone a specific month. Unless you have a screaming deal on a piece of land, or some way to get heavy discounts on materials and labor. If you don't and are paying retail, then I would wait a while and see where this goes. We have serious inflation, coupled with a recession that may last a couple years.....just not a real sure time to be building new.

How about buying some existing houses on the cheap? They'll be coming along soon now, as people that bought foolishly over the past couple years come face-to-face with reality.

General contractors are going to have to continue to build homes. If everything goes up in price and their business slows they will have to build for a lower net profit to survive until things reverse

No they won't. A General Contr has built-in business costs that are huge. They cannot go very low if they provide a quality product.

The recession has been here already for a while. Inflation will be corrected eventually. There's nothing like building a brand new home as your primary home. I think it's the perfect time to build. We can't control inflation or material cost. But builders will be forced to take less to the bank. It happens to all industry at one point. Eventually they will bounce back. People like me just have to be ready to take advantage.

Land is tricky. Have to look at if it has utilities, electric, flood plain, what the grading looks like! If you want to develop look at what the cost to develop is add the land cost and see if it still makes sense

How do I find out how much it cost to build a house? Will a contractor be transparent and tell me over the phone?

Get with local builders, I would try to sell it to them

I want to build my primary residence. Not looking to flip it.
