Finished going through them

I really enjoyed hearing about your journey and the lesson behind selling one of your assets (#12) - to improve your debt-equity position. 

At the end of it, i noticed you talked about finding something in CA and the min would be around 5m. 

I know you advocate to invest and start locally around a 25-40 mile radius, would you recommend going out of state since being in a place like CA is a higher level entry or try to find something smaller in and around the area and go from there?

all the real estate that I own is out of state - i don't invest in CA - mainly multifamily but just curious on your perspective when it comes to storage

This may be a reach but my team and I are looking to transition into Self Storage. I was wondering if anyone knows a good place to get a deal analyzer for self-storage. Hello Everyone!

I have a quick question in regards to section 8. To anyone who has experience in renting out to section 8. I'm looking to get some SFH and do section 8. My question is how do you guys manage to find what the rents will be for the section 8 tenants. I know that they have their own scale of grading and setting market rents. Is that through a comparison of what the market is around and what the comps are like? I've been told that in some cases they end up getting more through section 8 and in other cases they make less. Would love to have some advice and hear what some of you might do to get accurate numbers so that you are not surprised when you are analyzing a deal and making sure it cashflows.
