Anyone come across any companies that specifically lend to medical professionals, and if so have you found any that would be beneficial for real estate investments (outside of physician's loans for primary residence mortgages)?

Banker's Healthcare Group (lends to med profs.) offered me a loan that I wanted to use to buy cash and BRRR, but the fees were pretty high and they weren't initially willing to get rid of a prepayment penalty. I figure that there might be other organizations out there that could be of use.

I live in Noda, and have had a similar experience of seemingly high estimates/bids. There's so much demand for contractors here that I think a lot of them estimate really high knowing that they've got plenty of other options for work if you don't go with them. 

I've got a guy that can pave driveways and sidewalks and I have a flooring guy. I don't know of any contractors besides these two that I like enough to recommend. Hopefully you'll get some more helpful posts lol. 

Did you move from CA to NC, or are you doing long term investing here from CA?

Thank you for the input. I see that you're in a nearby county. Do you have any plumber recommendations for the Charlotte, NC area?

I am a former plumber and I agree with much of what the poster Matt said above.  There is not much difference in these heaters.  It is a commodity.  There was a time not long ago when all the tanks came out of 2 or 3 factories  ( so I’m told) and different companies would just throw their label on them and market it.

If you are hiring someone to change it, you could simplify matters by letting them pick up the tank from their supplier of choice.  You will not be able to add value to the job by shopping for a “good” one.  You may wish to shop around and save $20 or $30 if you want by comparing.  AO Smith,Bradford White, Rheem all good brands

I only know right now that it is gas, has a tank, and is 20 years old. I'll have a better look when I get back home from work.

Any recommendations for which to get. There are a ton of options when I looked at Home Depot. 

Looking to stay with gas tank type. 

3 bed/3 full bath 1600 sq ft house.

I need to replace the current gas tank water heater that is in a closet.

How much are the HOA fees eating into your cash flow? I'm considering a condo as my first investment as well.

That's what it's looking like. 

I did not get an FHA loan. I bought it 14 months ago with a 3.5% rate, found a lender to get it for for 5% down for a 30 yr fixed.

I am in a similar situation - want to ultimately rent out my home but don't see any real cash flow when I compare rents to my mortgage. I'm assuming in most townhomes you can't add an additional bedroom, finished attic or add an ADU in the backyard...these things could increase the rent for you.

Question for the lenders: If you go the refinance route, would you have to continue living in the home for at least one year before renting out?
