My friend is moving. The house is in a good school district, great neighborhood. Bought in 2021. I want to buy it as a long term play. However, it would be cash flow negative if I were able to assume the mortgage or buy it with 20% down at the market price.

Any creative ways to buy this deal that’s a win-win for both of us?

Probs worth 365k right now.

Is the current loan a USDA,VA or FHA? if not, you will not be able to assume the mortgage.

6%, 2500 a month PITI. Can prob rent for 2100 a month. Harper’s landing area near the woodlands.would still need to figure out the sub to deets.

Quote from @Daniel Tanasa:

Hey Christian,

What interest rate does he have and how much will you be losing a month if you buy it sub to? Also how much cash out of pocket will require to buy it sub to? If you're close to breaking even and you're buying with almost no cash out of pocket it may still be worth it.

However, if you put 20% down tho, and is still loosing money there is no reason for you to buy it.

Can anyone recommend a short term rental cleaner in Fayetteville, NC?

Try Aquesta bank.

Which condo building is this in, and how much was your purchase price? My property shares a fence with Haberdish.I love the neighborhood but can't make the numbers work right now to buy more in the area.

Try Facebook marketplace and the Nextdoor app. Lots of landlords post their houses for rent on these sites here. If you're interested, I own a small airbnb in one of Charlotte's most popular neighborhoods. Lots of our guests use the space for 1-3 days while they scout out Charlotte for a place to buy or rent.

Any updates on what the result of the April meeting was?

I'm under contract for my first STR. Do you have a basic homeowner's insurance policy and add Proper or Safely in addition to that, or do you just have Proper or Safely?

Smart move starting out with Yourporter. Security deposits are important and I'd use Luke's rule of thumb in this case. Another thing I tell people to look into is having good STR insurance such as Proper or Safely as well.

Thanks for the reply. I'm glad that it's cash flowing well out of the gate!

I'm hoping to close by early June then start fixing and furnishing. I just saw your instagram, looks great!

Hey @Christian Latimer,

The property is cash flowing very well so far.

We made out around $12,000 for our properties. This includes around 10k for all of the furnishings and an extra 2k for staging and other miscellaneous items. It really helped that my wife is a trained interior designer and our boots on the ground partner completed a lot of the labor intensive efforts. We sourced everything from Amazon or local second hand stores.
Hope that helps and good luck with your STR. Let me know if you need any help with the design or want to take a look at our basics wish list we have put together on Amazon.

How's the airbnb going so far? I'm currently under contract on a house in Fayetteville for STR. How much were your startup costs for furnishing, design, sheets, etc. (not including down payment and closing costs)?
