Hey @Seth Fopeano, I have been to several HamCo auctions and one of my close friends buys almost all his properties exclusively through this method! As @Adam Walter mentioned, right now there are way more investors than there are foreclosed properties - and some of the prices these homes are being purchased for make me question if the investors are making sound choices. With that said, there is always a deal to be had! I use DealCheck to analyze any potential deal and set a max price I'm willing to bid to get a property. Chances are you'll be outbid on many - but when you finally DO win the auction - you know you'll have made a smart decision. In terms of advice for the auction - I recommend you got to a few before actually going in with the intention to bid. It is a busy and rapid pace that was hard for me to keep track of the first few times I went with my friend. The next one is the 18th of August if you're interested in going.

What does everyone think about Bond Hill? I think it requires a bit of long term thinking, but as Oakley and Norwood continue increasing in prices, I imagine the sprawl and investment will hit more than currently. Cincinnati and Ohio governments have both bookmarked the area for investments and its a five minute drive from Xavier University. Lots of Tudor style homes and other highly desired design styles as well.

Hey Cincinnati Real Estate Gang,

I am planning to purchase property in the next 60 days or so, and wanted to use the time in between to start building out a crew. Question is pretty much the title. Does anyone have any general contractor recommendations? Additionally, is do you have any advice for dealing with one? Any and all tips and recs would be highly appreciated!

@Evan Polaski I really appreciate the advise! BP is an awesome community. For a while, all of the options for investing gave me paralysis, but I've decided I'd like to invest in 2-4 unit homes using the BRRRR strategy, still narrowing down neighborhoods. Not sure how to finance yet but I appreciate the recommendations! I will reach out to them soon to start building relationships for when I find my first property.
