Just got a small duplex about to start rehab on the vacant side. I’m trying to get what a good estimate on what other people have paid for replacing counter tops also what’s a good material that looks good and is cheap? What are you guys using?

The property rents for like 650 675 range. Not in a pricey area. Let me know

@Joanne Eriaku @Dell J. @Stetson Hamilton, FHA loan seller paid closing and really OHFA Oklahoma Finance Authority, paid a majority of the down payment. It was some other breaks also. They actually giving me $500.

Today I finally closed on a duplex with zero money down $120K. Already has a tenant in one side. Once I do a few upgrades on the vacant side I should cash flow around $200. Not much but it’s a start. I want to pay it off in 15 years.

I’m exciting and nervous. Thanks for the advice everyone.

Closing on my first investment property, a duplex in Lawton Ok. I’m nervous and excited at the same time. I have a tenant already in one side the others vacant. Any advice for a first time landlord?

Also I got it on a FHA loan. Zero closing cost and zero money down. I know I'm supposed to occupy the house for a year, anybody had any experience moving tenants in before the year and do they really check for that stuff?
