Hey Greg- a quick thought. 

Perhaps try spending some time locating a buyer on the side, and you may just be able to locate one on Craigslist or through another means. Now you could propose she take a cut in pay to just proctor the deal on your behalf. If you spend a little time and get a serious buyer, then you have actually reduced the amount of work and time on her part needed to sell the house. Then your request would not be seen as impertinent, but reasonable. 

Just a thought... if someone else has done this I'd love to hear the results.

He told me that he was here illegally. His daughter is in school so hopefully that is motivation to stay!

I'm not sure if this has been touched on previously but it recently became an issue that I never planned on dealing with.

My business purchased a duplex back in November, and one of the tenants picked up and moved out with no notice about a month ago. Since then, we found another duplex and managed to get it under contract on a short sale. The current landlord gave the tenants 2 weeks notice to clear out, and when we were touring through it one man asked if we had another unit we could rent to them. We did so I offered them our newly vacant unit across town. When I went to get background checks he mentioned that he and his wife and their daughter did not have social security numbers and were living in the US illegally. 

I called the references he provided for his employer and previous landlord and it all checked out. So far so good, but it has only been one month. Does anyone know the legality of renting to illegal immigrants? I would also like to hear some best practices for dealing with this if anyone has stories to share.

How close to/where in Philly is this strategy working? Do you have specific examples with numbers you can share? Thanks!

Hi Joel. I had a few friends that were active military when they decided to invest in real estate. They didn't want to buy their own house because of their need to move, however they decided to invest in my real estate investing company for a set return every year. It has paid off for them and they have been learning with us as we grow our real estate business. Now that they are settling down outside of DC, they are able to make more educated real estate decisions and begin their real estate investing. I hope this helps!

Greetings all! I am new to the BP site, but have been an avid listener of the podcasts for a while now. My brother and I started a private equity real estate investing company, aptly named Beyer Brothers Holdings LLC, in the Phoenixville, PA suburb of Philadelphia. I work near Allentown and there is some good development going on there. The Lehigh Valley Phantoms just opened up a new rink with lots of commercial and residential space in the immediate area. Allentown is still low income and developing slowly but nearby Bethlehem is doing well in recovery from the downturn. With good access to NYC and to Philly I see this area doing very well in the next few years. If you are interested in partnering up for a deal up there let me know! Good luck.
