Okay so I made this profile maybe a year ago was really into it but I lost it :( I am back on and would like to actually get something going this time. I live and work in central Florida doing both residential and commercial flooring work. I bring in avg ~$800/week. Yes its good money but i also work ~60 hours weekly. I want to find someone that i can either work together with or can help me invest/ make moves with the cash I make. I also know a lot in remodeling/ rehabbing.

hello bigger pockets! After a few months of research and looking I am glad to say I officially chose and bought a condo. At the moment still getting it ready before I can put it up for rent but when it is ready I wanted to see if I can get any tips on how to get the word out. I know of sites like Craigslist and Zillow but any other ways to market ? Like putting signs out and what not.. Thanks in advance

so currently I have a good amount of cash saved up and want to invest at the moment. I have close to 60k so I am almost certain I can start and do something with this money. I plan on doing most of my own rehabbing as I Do tile and remodel bathrooms and kitchens on the daily and have my own crew. Those with experience in wholesale and finding properties Can help please holler. I plan on investing in the central Florida area. Possibly would move in to my first investment. Any tips please send them this way. This is the time to make things happen lets help each other out and make things happen thanks for the time

@Chris SeveneyWell price not sure that is why was hoping someone in my area would help. 2. Yes i would plan on occupying and renovating so i can rent out other units and or bedrooms. 3. Well being a first time home buyer i figured i have a lot of options. right now i need to prove that i have income so am working on that currently so i can then apply for loans. And well i hear i need atleast 3-6 months of steady proof of income so that is what i am looking to wait. I would have atleast 5k saved aside by then..

@James Wheeler Okay thanks for that. Rehab work i would plan on doing my self and If anything i can get my crew involved. Well i'm not qualified for VA but fda not sure.. The thing is I just started generating income this year as i never put any of my earnings in the bank last year, bank told me i need 6, possibly 3 months of steady income in my bank so that is why i am currently waiting...

Currently I am looking to invest in a duplex (+) in the Orlando area. I have been reading and learning a lot this past month about REI and listening to the podcasts. My question is how much should I raise for a down payment on a multi family in central florida? I am thinking raise $5,000 (which would take me about March) then try and get an approval for a loan at a bank then finally start my search. I would be a first time home buyer planning to move into the property and possibly "househack"

By the way what i currently do for a living is home designs such as kitchen backsplash, bathrooms, and tile and work also sometimes for investors., Contact me if you are an investor/wholesaler/and possibly also a money lender to talk and make things happen.

I saved for the next two and am doing so for the next (4th). I didn't buy anything this year and it's all about finding the right one rather than keeping a running number, "oh I bought one per month or one per year". I found several this year but the numbers didn't work for me that would make me feel comfortable doing the deal. Also, I find that it takes time to put in place those things that will assist with future purchasing. I recently closed on a HELOC (home equity line of credit) that is waiting for me to use. That took 1.5 to 2 months to complete and it was seamless. I found a great local bank to work with.

Save, save, save as much as you can and work on your credit. You may also want to buy your own primary first that you can then turn into a rental all the while still saving and looking for another property.

 Congrats on all your progress thusfar here in Florida as we are fairly close! Thanks for the good tips that I will keep in mind, I agree with you also I have now officially set saving goals. My plan right now is to keep learning and start networking, as I save so I will have something just in case I need to invest some money..

Yes good to know that is why I found a REIA meeting that I will hope to meet more experienced like minded people. It's nice meeting you as I go to Miami a few times a year and perhaps one day I can look into a property down there :-)
