Hi and bp rookie just checkin' in re. your inquiry into TXK and potential for investing... Everywhere has its pros and cons so TXK is small comparatively speaking BUT less competition (shifting w/ West coast funds washing in...) and the mentality is more relationship based and that can be GREAT... But really big or small population you can build relationships and reap a lot if you work the system and in it for the long haul. Please shoot me a reply if you're still looking or doing some things over my way (i'm outside TXK but have mostly TXK TX and AR SFH's on owner-finance). Scaling currently to get to 100+ doors and more commercial projects by end of 2022.

Oh that's exciting -- and ROI looks like it could be pretty good for you! I'm ready/working on scaling into multi-family here and long-distance too so great job!! inspiring to see someone go for it, know their #'s and close the deal.

bp rookie again- but this sounds like a GREAT problem to have, I'm learning as I go here since I have yet to do a partnership (did BRRRR's 15 yrs ago b4 that was a term...). So yes-- a KP could be thru BP or maybe a self-directed IRA mixer, or meetups have fundraisers/community stuff where accredited investors are in attendance... If your #'s, projections, analysis look good, see it as a golden opportunity that someone would be blessed to have!!-. The law of attraction-- you know you have something great/wonderful - yes you need funding but you have something just as great and necessary- a killer investment along w/ your skills/talents.

I'm re-visiting this 9-mnth old post: I'm shopping around for direct mail campaigns and PLM seems popular... A critical question I have is do they divulge conflict of interest issues, i.e. could/would PLM tell you if they've already got a customer doing the similar region/similar market/similar msg??...

Hello from a bp rookie that just listened to podcast #525 stop planning goals around results, do this instead w/ Geoff Woods.  So husband and I are very much IN the business (37 doors and 1 self-storage unit) we self-manage and don't have systems or delegations in place WHATSOEVER.  I mean, we just got a legit bookkeeper <6 mnths ago,...  so we are die-hard self-employed and needing to let go of the $10 decisions so we can make the '$10k' decisions as bp likes to say...

So from my 'in the weeds' view: I need an office mgr, marketing mgr, rehab mgr and deal generator.  And from the podcast, husband and my's 'ONE PERSON' doesn't exist, i.e. there's not one person that could/should do all that... So I'm back to being at a loss re. which 'ONE PERSON' do I hire first?

BP rookie here and typed in 'scaling' in the search and found you! How have you fared the last two years??... I'm looking to get to 100+ units by close of 2022.. I've got 35 SFH's and a 110 unit self-storage facility - all self-managed... and a BIG question or hurdle for me right now is re. HR (human resources). I feel like I need to hire everyone all at once but can't afford to nor logistically even capable of that (training and on-boarding an office mgr, marketing mgr, project mgr and finance mgr.) Appreciate your time and TIA for any insight and advice -- bp is awesome!
