Ditto ditto ditto - just had meeting w/ PCS (the company Pace forces Gator students to sign up w/).  here's my post from other Gator method inquiry

Hello and very glad to see the confirmation re. Gator method and PCS; hubs and I had a meeting w/ PCS this morning and didn't need all the LLC creation and such so we jumped to the 'Corporate Financial Program' - already sounds VERY ambiguous... So we sat through a 40 minute power point re. Paydex profile, building a bus. score etc. and then getting Paydex 'funding' tied to LLC at 2-10% for 6 to 18 months -- SERIOUSLY?????... I asked him where the 'funding' actually comes from and he says there are programs that they have set up to coach us through that... So we talked to our attorney/CFO contact and he told us to be very very suspicous; seems more like cash cow for Pace when getting few 100 students every month to fork over $2k and tell them it takes 6 mnths to 'set up' (umm - a DUNS # is FREE) and then throw them a bone after you've made how much cash-on-cash w/ the $200k that comes in every couple weeks...

Hey Brett- I actually signed and then backed out- they of course have VA's and a system to get you going but it's volume-wise not what we were ready for... we're in a small market so getting 5k leads for VA to cold call every week was a bit nuts... and then batchdialer and a skiptracer and a CRM... we were WAY over our heads... And they're charging $9 or $10/hr for a VA but that to me isn't crazy if they've been trained and they're being managed on StartVirtual's end so that's part of the VA's hourly charge - but I'm not a great person to ask about budgets since that's one thing I am trying to do right now - keeping my expenses from outrunning my revenue. So I'm using reireply and propstream w/ reireply's skiptracing tool (skiptracebutler) - we've just done a couple hundred so you can DM me if you want some details. Don't use a VA since had so many problems getting into documents and social media stuff (my account got disabled since she was helping w/ posts but it looked like suspicious activity...) -- but a good VA - or anyone that can take the low level tasks off your plate is a HUGE advantage if you want to grow and use your time strategically. Great to meet via bp and let me know what you decide :)

Hello! and since I haven't done a deal since joining bp in Oct 2021 and I'm in the multi-family bootcamp, I wanted to do a RE-introduction w/ my goals and some background. So I've got a husband, 2 young kids and a portfolio of nearly 30 SFH's and one self-storage facility. GOAL: to 10x to 300 doors in 4 years by transitioning into multi-family thru creative financing, partnerships and flips. My market is Texarkana, TX and Texarkana, AR so hopefully these 'twice as nice' cities will yield 'twice as nice' ROI too :))) Cheers and please feel free to reach out if you've got interest or are based around NE TX/SW AR - christine

Hello and I'm in Texarkana TX so I know about Miller County and a little bit in Little River but am interested in MF's in AR also...  doing the MF bootcamp right now and TXK isn't great on growth metrics so I'm leery of doing long-distance investing but seeing the need to consider other markets that show more growth/demand in terms of housing.

I second Jasmine's reply -- i use quickbooks but not for mgmnt -- it's purely a #'s, financial statement, tax return tool...  Some kind of software to track, automate, streamline your properties is definitely a good idea for the future.  Great question!
